update-manager hangs in 12.04

When I run
  sudo apt-get update
  sudo apt-get upgrade
everything works fine.
However, when I run
  sudo update-manager
and ask it to "Check" for updates, it hangs forever.
This just started happening yesterday 6/14/13
I have also tried
  sudo apt-get install --resintall update-manager
and that did not help.

Sorry, that should be "update-manager hangs" not "hands"

Try using gksudo. Sudo is not suitable for GUI apps.

Have you tried running the update manager from Dash?

THERE IS NO NEED to open update-manager as ROOT. Never do this.. please.

Open update-manager as normal user and if update-manager needs a root password it will ask it.
