Bad performance on Wayland when opening Steam games through Proton

I upgraded to Ubuntu 24.10 in the end of March. I was testing how different things run on my Nvidia RTX 3080 GPU. Everything was fine, games ran well, Blender, AIs, ... there was no slowdown (other than https://bugs.launchpad.net/ubuntu/+source/gnome-shell/+bug/2105398). I used Wayland display server as it is the default on this version.

However, few weeks ago, there was an upgrade to the system which probably installed a new version of Wayland and Nvidia libraries. This caused two things: only two available versions of Nvidia drivers were displayed in the Upgrade Manager (570 and 535, their open and server variants, Nouveau), and performance in Proton-ran games was significantly worse.

This applied to all games globally, not just one randomly choosen game. I was suddenly getting 10-20 fps on all games on Steam. I've tried: adding graphics-drivers repository and installing 570, 565, 550 GPU drivers, reinstalling Steam, different proton versions, completely reinstalling nvidia drivers.

Today I tried switching to Xorg and the performance is back, games running great. So I think this has something to do with Wayland. Or maybe Nvidia drivers are not correctly initialized (but nvidia-smi works).

Why is this happening? How to fix this? Is this a bug? If I can debug this further or try other things to fix this, let me know
