unable to install ubuntu with UNetboot installer

I'm trying to install ubuntu 9.04 with UNetboot installer.
I extracted already downloaded .iso file to C: drive and rebooted.
After going through wizard and setting up partitions, I pressed install button to install Ubuntu in a separate partition for dual boot.
But it is saying "failed to install ubuntu because installer is trying to commit changes to partition table but unable to unmount a partition with the mount point \cdrom. Please close any application that using \cdrom". But i'm not using cdrom to install ubuntu. I'm trying to install without cd. How can i resolve this issue.
