two software centers in the unity program

Hello,

I have been having an issue installing programs from the software center, it seems to be acting a little strange.
If I click install, it asks for a password, starts to load for a little bit and then reverts back to the install tab.

sometimes I have to click the install tab two or three times to get it to install. Other times by the 3rd time when I click install, it starts to load and then the install tab tuns to a remove tab and says it's installed.

The other part to this question is that thee is a "Ubuntu Software " and "Ubuntu Software Center" in the unity programs.
I do not know if there are supposed to be two of them.

When I download a deb file and want to install it, right clicking I get options, "open with software installer" and "open with Ubuntu Software Center:. only one of these options words. The other opens but does nothing.

I would appreciate some help with this if possible.
